Rooms on our second floor are now available for rent by artists or organizations seeking downtown space. Please complete this webform if you are interested, and thank you for helping us spread the word to those in search of space.
Arbutus Folk School is a 501c3 nonprofit organization working to enrich lives and build community through experiential learning in arts, craft, and culture. We offer community classes in ceramics, woodworking, fiber arts and more in our convenient downtown location. Subletting rooms allows us to fulfill our mission by generating funds for the School, while serving our community by sharing affordable downtown space for local artists, creatives, and makers. Renting a room at Arbutus Folk School requires patient, community-minded, and respectful individuals who support our mission.
Please review expectations below, complete this webform to make a statement of interest, and look to hear back from us soon. We will contact you to set up a tour of available rooms. Submission of a webform neither guarantees nor requires eventual commitment to a sublease.
Amenities and Expectations:
- Rent ranges from $350-950/month
- Garbage, water, internet, and utilities included in rent
- Break-room with refrigerator, sink, and microwave available, and bathrooms; renters who do not uphold cleanliness in these shared spaces will be asked to leave
- This building has both heat and air conditioning; however, the effectiveness of HVAC service varies by room.
- Janitorial services are not included; this is the responsibility of the renter for both their own suite/room and for common areas if making a mess.
- Space is accessed by stairs or ramp; access does not meet ADA standards
- Loading dock access is available.
- Access is 24-hours by physical key. Replacement keys are $50 if lost.
- Rooms are unfurnished; decoration by the renter is welcome.
- Floors are carpeted. If carpet cleaning is required, sub-tenant is responsible for completing or paying for this work.
- Expect noise from Arbutus Folk School programs and classes; do not disrupt Arbutus Folk School programs and classes.
- Renters must complete a criminal history check due to the presence of youth programs in the building.
- Renters may only participate in Arbutus Folk School programs and classes through normal enrollment procedures – renting a room does not provide special access.
- Rent is due by the 5th of each month and may be paid by check, cash, or direct deposit. Lump-sum payment is also accepted.
- Rooms are for use as workspace only. Residential use is prohibited.
- Availability of locking doors and of windows varies by room, please ask for details during tour.
- Rentals are agreed in 12-month intervals and are subject to approval by Arbutus Folk School leadership.
- First month’s rent is due before move-in. Rent is not pro-rated; if you are moving out, rent for the full month is retained for any occupancy interval.
- Renters are not covered under Arbutus Folk School insurance.
- No open flames indoors. Smoking and vaping indoors is prohibited.
- The rental agreement may be terminated in the event that requirements of the agreement are not met, or as needed on the part of Arbutus Folk School.
- The rental agreement may be terminated by the sub-leasing party before the 12-month commitment period ends with a fee specified in-lease.
